Asphalt Hot Mix Suppliers are opening up again thru out the country preparing the plants for the 2023 season. HOA , Retail and Commercial Property Managers are looking for cost effective solutions to the never ending Asphalt Maintenance Cycle.
There can be several issues that contribute to the severity of the Asphalt Repairs that you are faced with. Extreme weather, freeze thaw cycles, age of the asphalt ,traffic volume and weight loads, Subgrade and Base issues and site drainage are just a few.
Another issue is the quality of the initial installation, temperature of Hot Mix Asphalt when placed, surface condition when placed and density of compaction.
Unfortunately, a lot of times a Asphalt Contractor will overlook needed base repairs
when bidding a mill and overlay to offer a more competitive low bid and often times
this is the bid the Property Managers goes with. Or they may bid it to win it and then alter the bid specifications in their favor to make a profit.

Crack Sealing utilizing Hot Rubber Sealant, Crack Sealing should start as early as the first year, Yes asphalt will crack, especially if the base was not corrected or the surface lift was shallow .

Started as Edge Cracking and failed due to erosion, often times
the size of the failure under the asphalt can be significant. The
asphalt needs to be removed and full depth repair is required once the water flow has been corrected.

Pot Hole Repair and Reflective Cracking the asphalt should be cut out and the base compacted with Hot Mix Asphalt This would be
considered a temporary repair. Proper repair would be, remove the asphalt between the curbs and a width that removes failed edges.

Mill Patch Repairs, depending on the base condition a mill patch may be a 2" depth or in high volume and weight load scenarios it may be required to go to a 8" depth and use a base aggregate , for
the 6" sub course in smaller areas we suggest a base finish as well.
